4 Types of Exterior Window Shutters

Shutters are window treatments that are attractive and functional. Most people prefer having them indoors but for people who seek extra privacy and shelter from storms, shutters can adorn exterior windows as well. Below is a list of the different types of shutters meant for exterior use.

Louvered
Louvered shutters have angled slats that allow air and light to pass through. These have a more defined look than the more low-key panel shutters, and work best on homes that are ornate, classical or casual in appearance:

How to insulate a loft conversion

A common method of improving a home is to add space and value by carrying out a loft conversion.

As well as adding an extra room to the house, a well-insulated conversion may also provide savings by reducing energy bills. A better insulated loft area may result in a better EPC rating of the property, potentially adding more to the value of a house.

One of the key factors to consider when planning and carrying out a loft conversion is how it is to be insulated and what type of insulation to use as this can have a major impact on the living space available when the conversion is completed. When refurbishing an attic or loft space there is a requirement to comply with the appropriate Building Regulations / Standards for the location of the building.

In England, the required minimum U-value for pitched roofs insulated at rafter level is 0.18 W/m².K, whilst for flat ceilings the minimum is 0.16 W/m².K. These U-values also apply for conversions of existing roofs in Wales. However, if a complete re-roof is required on a Welsh property, it must be insulated to a minimum U-value of 0.15 W/m².K. For Scotland the U-values required are 0.15 W/m².K for new build and 0.18 W/m².K for refurbishments; these apply to both flat and pitched roofs.

To achieve the required level of insulation without impacting greatly on the living space available, by either reducing the headroom or floor space, it is important to choose insulation that gives the best possible U-value for the minimum thickness.

So, to insulate a pitched roof for a loft conversion there are two main methods that we would recommend.

Existing roofs and shared roofs

For houses with shared roofs and where the roof covering is not being replaced, we suggest insulating between and under the rafters. This means putting a layer of insulation, like Kingspan Kooltherm K107 Pitched Roof Board, between the rafters and a second layer, usually an insulated plasterboard like Kingspan Kooltherm K118 Insulated Plasterboard, fixed beneath the rafters, which helps reduce thermal bridging.

This construction method is called a cold roof, as the rafters are not part of the warm insulated part of the structure. When adding the insulation to between the rafters there should be a 50mm ventilation gap above the insulation, between the insulation and the sarking felt. The insulation should be level with the bottom of the rafters. Then the insulated plasterboard should be fixed underneath this.

Dwarf walls

If there are any dwarf walls within the loft then these should also be insulated with a framing board such as Kingspan Kooltherm K107 between the timber studs and on the floor behind the dwarf wall, from the wall up to the edge of the roof in order to create a complete continuous insulation layer around the space.

Insulated plasterboard such as Kingspan Kooltherm K118 maybe be fitted to the inner face of the wall. This insulation will help to provide a continuous layer of insulation around the space, preventing unnecessary heat loss.

Re-roofing a detached property

If you are re-roofing a detached property then we suggest the best method would be to insulate ‘between and over’. This involves fixing insulation between the rafters and above the rafters.

This is called a warm roof as the majority of the insulation is above the timbers of the roof so the roofing timbers are insulated and therefore warm. A layer of insulation like Kingspan Kooltherm K107 Pitched Roof Board would be placed above the rafters, and a second layer of Kooltherm K107 between the rafters. One advantage of this is that it gives more headroom within the loft conversion. This method is only suitable when all the roofing is being completely removed as it requires access above the rafters.

Dwell at HQ by Porte

After blazing through sales of the first two phases at HQ, Porte is on to selling it’s latest phase, Dwell, just to the east of Surrey Centre. This location has a lot to recommend it. The development will share the block with not one but two elementary schools. Hawthorne Park is just across the street. You’re just far enough from King George Boulevard to feel removed from all the bustle without losing the convenience of proximity to stores and shopping.

One of the proposed branches of the LRT line should pass just by HQ along 104 Avenue. This should be an obvious boon for the surrounding areas.

Tackling the housing shortage – going offsite

“As recently as the 1990s, a first-time buyer couple on a low-to-middle income saving five per cent of their wages each month would have enough for an average-sized deposit after just three years. Today it would take them 24 years.”

 This short summary from the recent government housing whitepaper lays bare the crisis within the British housing market. Whilst there has been a gradual upward trend in house building over the past few years, the 153,370 starts in England in 2016 were still some 15% below the peak of 2007.

There is no single cause or solution for the housing problem. At a fundamental level, however, the mechanical processes of constructing a home must be considered. The popular masonry cavity-walled construction method has seen only incremental changes in the past century. Compared with other approaches, it is slow and labour intensive at a time when skilled workers are in short supply.

To address this issue, developers are increasingly looking to go offsite, embracing the precision factory design methods which have revolutionised other areas of the economy.

Offsite options

Until recently, prefabrication has been looked on with a good deal of scepticism in the UK. This view owes much to the temporary buildings of the post-war era. Many of these were constructed from cheap materials with little or no insulation and were used well beyond their expected lifespan.

Over the past couple of decades, things have started to change. Modern offsite construction methods are vastly superior to their predecessors, offering significant design freedom, excellent fabric performance, reduced onsite waste and streamlined constructions.

One of the more popular offsite options are structural insulated panels (SIPs), such as our Kingspan TEK Building System. SIPs comprise an insulation core typically faced on either side with particleboard or oriented strand board. The panels are pre-cut to a project’s unique design in a factory, and once delivered to site, fit together tightly like a 3D jigsaw. If you’re interested in finding out more about SIPs, their history, and how they’re used today, we ran a series of blogs last year which is well worth checking out.

SIPs are one subset of the wider structural timber frame construction approach. This field has grown rapidly in recent years. In 2005, structural timber frame constructions accounted for 19.7% of all house constructions. By 2018, it is expected to account for one third of developments.

Standard open panel timber frame constructions require more site work than a SIPs construction, as elements such as wall insulation must be fitted on-site. However, they still offer significant timescale benefits when compared with standard, masonry cavity wall constructions.

In the next blog, we’ll take a closer look at the open panel timber frame construction methods, their advantages, and how these can be maximised with the use of the latest insulation materials.

Exhibition Center - Important Bus Information

A Machine Tool exhibition will run at The Exhibition Centre from Monday to Friday this week. We've already encountered delays this morning (Monday) and note that even now, the exhibition crossroads at the Jing Mi highway shows traffic jams.

Because of this, for this week only, we intend to combine some afternoon regular buses in order to hold buses back for later releases. We will also direct affected buses not to use the crossroads, where possible.

The following 3:35pm buses will be combined:

  • Bus 6 and 7 will be combined onto bus 7
  • Bus 14 and 26 will be combined onto bus 26
  • Bus 27 and 28 will be combined onto bus 28
  • Bus 11,29 and 61 will be combined onto bus 29

We are also warning parents and riders of possible delays for the following buses:

How to insulate a pitched roof at rafter level

When insulating a pitched roof at rafter level there are a number of key design considerations which will affect the build-up of the roof and the choice of insulation. In this blog post we explore some of the options available.

Firstly, just to make it clear, when we are talking about rafter level we mean the timbers that support the pitched roof. We aren’t talking about joists, which are the flat horizontal beams at ceiling level.

The main decision to make when insulating a pitched roof is if you are going to have a warm roof or a cold roof. This will depend on the construction on your roof, and if it is a refurbishment, whether the roof tiles are going to be removed.

The main difference between the two is the location of the insulation.

  • A warm roof is where it is above and between the rafters (so the rafters are kept warm).
  • A cold roof is where the insulation is between and below the rafters (and the rafters remain cold).

For a new build, or if a detached dwelling is being re-roofed, then there is scope to choose the build-up of roof that suits your purposes best, however if the roof insulation is being added to an existing roof, for example as part of a loft conversion, then a cold roof is the most likely solution as you can’t insulate above the rafters.

Warm Pitched Roof

To create a warm pitched roof, insulation such as Kingspan Kooltherm K107 Pitched Roof Board should be fitted between and over the rafters. As this requires fitting insulation above the rafters the roof covering will have to be removed in order to fit the insulation. This roof type will also require a breathable membrane, like Kingspan nilvent, to be fitted above the insulation.

Cold Pitched Roof

In this case we would suggest fitting Kooltherm K107 Pitched Roof Board between the rafters and Kooltherm K118 Insulated Plasterboard to the inside face of the rafters. Usually this construction is a ventilated roof which will have sarking felt. Ventilated roofs require a 50mm air gap above the insulation, timber stop battens can be nailed into the side of the rafters to give the correct air gap when installing the insulation. The insulated plasterboard should then be placed with the long edges running across the rafters.

Building Regulations

When refurbishing a pitched roof in England or Wales, there is a requirement to reach a U-value of at least 0.18 W/m2.K. For a complete re-roof in Wales the U-Value required is 0.15 W/m2.K. Scotland is similar, but you can be required to have a U-value of as low as just 0.13 W/m².K. Detailed guidance on Building Regulations is available here.

When choosing the insulation for you pitched roof, it is important to ensure that the thickness of insulation used achieves the required U-value for your area. This can be done using our U-value Calculator or by contacting our Technical Services department, who can provide advice about thicknesses and also provide a Condensation Risk Analysis which ensures that, with the chosen insulation and construction build up, there is no risk of condensation occurring within the roof build up.

Video Contest: Become a Student Scientist for the Beijing Cuckoo Project

We are looking for three middle school students to participate in the project as student scientists. Our student scientists will travel north of Beijing on May 22-23 to help capture and tag a number of cuckoos. The student scientists will also provide updates to classmates as the birds fly from China to southern Africa.

3 Window Treatment Tips for Small Spaces

Appropriate decorations are crucial when adorning a small space. Adding too much or too little can greatly affect the overall look of the room. Check out the following tips to help you out:

Hang Drapes from Floor to Ceiling

Stick to Small Punches of Color
I spoke to Sabine Schoenberg, a home improvement expert and host of Homes & Estates—Today & Tomorrow, on how to use color schemes to make a small room look bigger. Schoenberg suggests sticking with soft colors or neutral color palettes when decorating. your apartment. “Lots of people choose to have a coffee table in the center of the living room with a vase of fresh flowers as the focal point,” Schoenberg says. “This is going to draw the eye to that vase of flowers. If you put that punch of color on a shelf at the far end of the wall, the eye will be extend farther.” Similarly, avoid brightly colored window treatments in a bedroom that will serve to stop the eye. Choose instead a bright headboard against the far wall of the room for a punch of color. Textures can also add interesting dimension to softer or neutral color home pieces. Source: More

Consider Blinds
Blinds are a great option to make a room look larger, as they can be pulled totally clear of the window, almost disappearing. This allows more light to enter the room when open as well, also making any room look larger and brighter. Hello all upperclassmen! Here's a couple of information regarding Prom that is coming up next month (May 20th)!

- Upperclassmen can now record and send in their prom-posals to STUCO through william.lee@student.isb.bj.edu.cn. We will be selecting the best video and giving out two free tickets to the winners!

- Permission slips will be sent to all via your school email. Please fill out the slips before purchasing a Prom ticket at the box office which will be on sale starting tomorrow.

- Song requests will also be open, so be sure to send any songs that you wish to be played during prom to tony.huang@student.isb.bj.edu.cn.

4 Stylish Window Treatments

Have you ever wondered about the best way to decorate your windows? If so, here are 4 of the most common styles of window treatments, including: curtain combos, plantation shutters, black and white, and mix and match style.

Curtain Combos
Valances provide a streamlined look by hiding drapery hardware. Designer Troy Beasley pairs a valance with cream panels trimmed in brown to add warmth to the bedroom while still letting in a little natural light. Source: HGTV

Plantation Shutters
“These are less window furnishings and more an architectural feature,” says Chrissie Jeffrey of No Chintz. Shutters are chic and smart, and allow light and air in while maintaining privacy. They’re good in situations where curtains might not fare so well, such as bathroom windows. Consider using them in a boy’s room, if a fabric option isn’t the right fit, or to disguise an ugly outlook. “Shutters let in a lot of light, so if you wanted to soften the brightness you’d be better going for a translucent roller blind,” advises Chrissie. “Shutters don’t provide full block out for sleeping, but are good light filters.” Shutters are adjusted with a tilt bar, positioned in the middle. Note that the name doesn’t mean they are produced from plantation timber – in fact, many modern shutters are often not made of timber – but it refers to a style of house that they

Mix and Match Style
Be careful when selecting patterns. Window treatments that are too bold or busy can take away from other décor throughout the room. However, a simple print can bring a room to life. Be sure the pattern you choose creates the right balance.
Lastly, don’t be afraid to mix and match. If you have a room with floor-length windows or glass doors as well as a standard sized window or two, it’s okay to have different styles of treatments. For example, some homeowners may choose elegant drapes for the larger windows and simple Roman shades for the others. It’s okay to change up the style so long as the fabrics match. What is a lambda value?

This week, we’re talking about lambda values.

Today we’re launching two new products within our Kooltherm K100 range, each of which have a lambda value of just 0.018 W/m.K across all thicknesses.

When you compare this with the Kooltherm K-range and our Therma range, which achieve between 0.020 – 0.023 W/m.K and 0.022 – 0.026 W/m.K respectively (depending on the product thickness), you can see the difference. But what exactly does it mean, and why is it important?

The term ‘lambda’ is used interchangeably with ‘thermal conductivity’, and measures how well a material conducts heat in units of watts over metres Kelvin (W/m.K). For insulation, the lower the lambda value, the better the thermal performance.

Lambda values are important for completing U-value calculations, which in turn help you to meet Building Regulations.

You might have heard of some other types of lambda too. This BBA guidance document covers everything you need to know on the topic, but we’ve also summarised for you below.

  • An aged lambda value predicts the thermal conductivity of insulation over a 25 year period.
  • Lambda 90/90 is a statistical analysis to define the thermal conductivity that 90% of insulation production should equal or better, with a 90% confidence limit.
  • Declared lambda is lambda 90/90 combined with an additional correction for an aged lambda value.
